Commercial & Investment Real Estate: Tenant Leasing Guarantees

A commercial/investment Realtor now for 25+ years, I sell shopping centers, office buildings, apartment properties & vacant land by auctions, sealed bid sales and ordinary negotiated sales. I transacted many IRC Section 1031 tax defered exchanges. I am CCIM #860 and have a strong grasp of real estate analysis, real estate law and the federal tax laws as they impact real estate decision making (I am not an attorney nor an accountant and any ideas that you obtain on my blog should be run past your lawyer and accountant before implementation). I conducted the first, last and most auctions for the Resolution Trust Company during the savings and loan crisis of the 80?s and 90?s. First to have auctioned large numbers of homes (50 to as many as 450 in a single sale) for the Department of HUD, Fannie and Freddie, the FDIC the FSLIC and many corporations throughout the United States. For bankruptcy courts, I have auctioned properties as diverse as the Omni Shoreham Hotel in Washington, D.C. ($40,000,000) and a 315 unit apartment complex in Indianapolis, Indiana ($4,000,000).
